A new Bala Village zoning district is again moving forward; after it was tabled as part of the broader City Ave re-zoning that went into effect in the District in 2012.

Working closely with the City Ave District, Lower Merion Township had previously proposed rezoning of Bala Ave’s commercial district as part of the overall zoning strategy, with a goal of encouraging a pedestrian-friendly, transit-oriented, mixed-use development.

The proposed rezoning affects commercial properties on Bala Ave and in a stretch along City Ave from Orchard Road in Merion to the Cynwyd Rail Line in Bala Cynwyd.

The goal of the new Bala Village zoning efforts and continued transformation of this area are focused on encouraging more pedestrian-oriented development and redevelopment of existing commercial properties.

To help achieve this broader vision, the City Ave District has been working on recommendations included in the Bala Ave Master Plan such as safety improvements and pedestrian enhancements, while also improving access to the Cynwyd Rail Line and the Cynwyd Trail.
